
The Short Answer
Buying a home in Utah follows seven steps: get pre-approved, choose a Realtor, tour homes, write an offer, complete inspections and appraisal, finalize loan approval, and close. Most Utah purchases close in 18–30 days from accepted offer.
Step 1: Get Pre-Approved
Before you tour a single home, get a real pre-approval. A pre-approval means a lender has pulled credit, reviewed income and assets, and issued a commitment letter for a specific loan amount. Sellers in Salt Lake, Utah, Davis, and Washington Counties expect this — pre-qualification letters are usually ignored.
Step 2: Choose Your Utah Realtor

Step 3: Tour and Write Your Offer
Utah is still a competitive market in many price bands. Your Realtor will run comps, advise on price, and structure inspection and appraisal contingencies to protect you.
Step 4: Inspections and Appraisal
You typically have 7–14 days for inspections. The lender orders the appraisal in parallel.
Step 5: Final Underwriting
Do NOT change jobs, open new credit, or make large deposits during underwriting. Anything that changes your file resets the clock.
Step 6: Clear to Close
When underwriting issues a "clear to close," you'll receive a Closing Disclosure 3 business days before closing.
Step 7: Sign and Get Keys
Utah closings happen at a title company. Bring a government-issued ID and a wire confirmation.
