Vineyard sits on the eastern shore of Utah Lake between Orem and Lake Shore, with the Utah Lake shoreline and the new Utah City master plan defining the city's western edge. Once home to the Geneva Steel site, Vineyard has rapidly transformed into one of Utah's fastest-growing cities — roughly 14,000 residents and climbing. Housing stock is overwhelmingly newer (2015–2025) construction: townhomes, condos, single-family homes, and active mixed-use development around the FrontRunner station.
